Can My Loft Even Be Converted?
To meet building regulations, your loft must have a minimum head height of 2.2m. You can measure this yourself to check. If you measure from the top of the floor joists to the underside of the ridge you'll find out what space you're working with. 2.2m is a minimum requirement. If you don't have the head height there are ways around it, but your options will heavily depend on your budget. 

Will My Loft Conversion Need Planning Permission From Local Authorities?
The majority of loft conversions fall within "permitted development" and do not require planning permission which is great as planning permission can stall a project and obviously incur extra costs. However, certain projects fall outside of the permitted development boundaries. As long as your loft conversion meet the criteria below, you won't need planning:

• The new loft doesn't over hang or proceed the original house wall
• Windows must be glazed if they are side facing 
• The loft is in keeping with the original house and the same style of materials are used 
• The new loft design does not surpass the highest point of the existing roof structure 
• The new loft space will not exceed 50 cubic meters (40 for a terraced house)
• Side facing windows are a minimum of 1700mm above the floor
• There are no verandas, platforms or balconies being installed 
• ​There are no front facing dormers (some rear dormers pass permitted development, but you'll need to verify this for your project)

If My Project Requires Planning Permission, What Are The Costs?
If the design elements of your loft  breach anything on the list above then you'll require planning permission. You can expect to spend £200-300 on planning permission. 

How Long Will It Take To Convert My Loft?
A very simple conversion can be completed in as little as six weeks. This would be a bedroom or office with minimal plumbing and electrics and a simple roof window. A very complex job with major adjustments to the roof structure and a bathroom could take 16-20 weeks. Your loft project will fall somewhere in between.

Can We Stay In The Property While Work Is Happening?
It's very unusual for a family to not b e able to continue living in their home while their loft is being converted. The work can be done from a scaffold, in the vast majority of cases. That's not to say that tradesman will not need to use your home as access at different stages of the project. 

The Conversion Process - Step By Step

Step 1 - Access To The Roof
The first job is gain access to the loft from the outside of the roof using a scaffold. The is the preferred method of access because it creates minimum disruption for you and your family while the work is being completed. Access through the property is extremely disruptive and in cases where it can be avoided, it should be. That doesn't mean to say that the entire project can be completed from the scaffold, because it can't. The scaffold required will look a little something like this below.

Step 2 - Strengthen The Floor Zone 
Once we have access the next step is secure the floor zone. Essentially, we need to create a new floor in your loft that is strong enough to support the roof and also support the new room itself taking into account that it's going to have fixtures and fittings inside as well as you guys. 
This is achieved by running steels alongside existing timbers or a by using a telebeam system to create a structurally sound floor area. 
Step 3 - Support The Roof And Cut Out Unnecessary Timbers
Now we have a solid floor to work form, we need to provide support to the roof in such a way that allows us to cut out a lot of the timber in the current structure and actually create an open and usable room. This is achieved by building dwarf walls, adding timbers to the roof structure.

Step 4 - Drop Chimney If Necessary, Install Dormers & Skylights 
If you have a chimney that needs to be removed from your loft space, this is the appropriate stage for that to happen. If you're having your original roof structure altered in a way in the form of a dormer or skylight, then we like to get these in as early as possible to your existing roof can be properly. This opens up the internal works to really begin. 

Step 5 - 1st Fix Carpentry, Plumbing & Electrics 
Now it's time build out any stud walls and form the rooms in your loft. Once this is done the first fix plumbing and electrics can commence. This entails getting power and water to the relevant locations in your space for power supplies, sockets and water supplies. Any waste water drainage will be connected up at this point as well for toilets, showers, baths and sinks. The opening for the staircase will also be formed.

Step 6 - Insulation, Plasterboard and Floor 

Step 6 is about covering up all of your first fix work. All of the rafters and floor joists are insulated with the appropriate insulation specified for the project. Sheets of wood are fixed to your joists to create a a flat floor space and the walls and roof are plaster boarded to create a fresh blank canvas of a room. That will begin to look something like this: 

Step 6 - Plastering, Decorating & Second Fix
Once your loft is fully insulated and boarded, it's time for the plastering to commence. This will usually take a few days and it will open up the second fix work. The second fix work includes:

* Second fix carpentry - doors, skirting, architrave and flooring 
* Bathrooms/en suites can be installed and tiled. 
* Decorating 
* Radiators 
* Second fix electrics 
* Carpets

Step 7 - Final Clean 
Your finished loft will then require one last deep and final clean to catch the last of any dust and debris and your project will be complete!
